Dilapidations

Impey & Company can provide advice when a property is first let in relation to potential dilapidation issues and can produce a schedule of condition or photographic schedule of condition to protect both a landlord and a tenant.

At the end of a lease term, Impey & Company can inspect the property and provide advice in relation to the condition of the building and whether the property is in a satisfactory state of repair, taking into account the terms of the lease. Where necessary, a terminal schedule of wants of repair (schedule of dilapidations) can be prepared.

If the work is not carried out and the dispute is unresolved with either the landlord or the tenant then Impey & Company can provide advice in order to resolve issues and if necessary represent the parties either at mediation or in court.

Impey & Company can also arrange for a Section 18 valuation in order to identify the loss of value to the freeholder’s reversion, which is a key document now required in all dilapidation claims.
