Energy Performance Certificates

With effect from the 1st April 2018, the Government will introduce minimum energy efficiency standards which will mean that it will not be lawful to grant or renew existing leases on commercial premises in relation to units that have an energy performance certificate (EPC) rating of F & G.

Norman Benton MRICS of Impey & Company who is a qualified energy assessor is now providing clients with advice to ensure that their properties do qualify under the new rules.  Clearly if a property does not fall within the A – E range, this will have an impact not only on the subsequent re-letting of the property but also in relation to the valuation of the building.

In many cases steps can be taken to alter the EPC rating in order to ensure that it falls into the range which will be applicable from April 2018 onwards.
